How does the rent price check work?

1

Enter your address

Using our free rent check, enter your address. We automatically retrieve data from public sources: BAG (building register), WOZ value and energy label.

2

We calculate the WWS points

Based on the property data, we calculate the number of points according to the Housing Valuation System. Each point has a fixed value that determines the maximum rent price.

3

You receive your maximum rent price

Immediately after the calculation, you see the maximum rent price alongside your current rent. Is the difference significant? Then you likely have a right to rent reduction.

4

Personal advice (optional)

Want to take further steps? A lawyer reviews your situation and advises you on the procedure at the Rent Tribunal (Huurcommissie), including recovery of overpaid rent.

The Housing Valuation System (Woningwaarderingsstelsel/WWS)

The WWS, also known as the points system (puntensysteem), is the legal system used to determine the maximum rent price for social and mid-range rental homes. Each component of the home earns points. The more points, the higher the permitted maximum rent.

"De huurprijs van woonruimte mag niet hoger zijn dan de maximale huurprijsgrens die voortvloeit uit het woningwaarderingsstelsel. De huurder kan bij de Huurcommissie een verzoek indienen tot toetsing en verlaging van de huurprijs."

— Articles 7:246-265 Dutch Civil Code (Burgerlijk Wetboek)

"Het woningwaarderingsstelsel is vastgelegd in het Besluit huurprijzen woonruimte en kent punten toe aan de kwaliteitskenmerken van de woonruimte. De som van deze punten bepaalt de maximale redelijke huurprijs."

— Housing Rent Prices Decree (Besluit huurprijzen woonruimte), Annex I

Why should you do a rent price check?

Potentially save hundreds of euros per month

If your rent is above the legal maximum, you may be entitled to a significant reduction. Over 3 years retroactively, that can add up to thousands of euros.

Retroactive claims up to 3 years

Through the Rent Tribunal (Huurcommissie), you can not only get a future rent reduction, but also reclaim overpaid rent up to 3 years retroactively.

The Affordable Rent Act increases your chances

Since July 2024, more homes fall under the points system. Homes up to 186 points now have a capped maximum rent price, even if your contract says "private sector" (vrije sector).

What is the Housing Valuation System (Woningwaarderingsstelsel/WWS)?+
The WWS is the legal points system used to calculate the maximum rent price of a home. Points are awarded for factors such as floor area, energy label, WOZ value, kitchen, bathroom and outdoor space. The total number of points determines the maximum base rent price (kale huur).
How do I know if I'm paying too much rent?+
Use our free rent check: enter your address and we automatically calculate the number of WWS points and the corresponding maximum rent price. If your current rent is higher than the calculated maximum, you are probably overpaying.
Can I also request a rent reduction for a private sector (vrije sector) home?+
Since the Affordable Rent Act (Wet betaalbare huur, July 2024), the points system also applies to homes up to 186 points. Many homes that previously fell in the private sector now fall under the regulated segment. Our check shows whether this applies to your home.
What does the rent price check cost?+
The online rent check is 100% free and gives instant results. For further questions, you can contact us via the contact form — also without obligation.
How long does a rent reduction procedure take?+
After filing a request with the Rent Tribunal (Huurcommissie), you typically receive a ruling within 4 to 6 months. The Rent Tribunal schedules an on-site inspection and then issues a binding ruling on the maximum rent price.
